Influence of territorial factors and dependencies on the dynamics of agricultural land prices in Bulgaria

Abstract

The study assesses the impact of factors from three territorial levels (national, planning regions, and provinces) on the dynamics of average agricultural land prices in Bulgaria over a ten year reference period. The Territorial Shift Share Analysis (TSSA) method is applied, building on and enhancing the Shift Share Analysis (SSA). A comparison is made between the average values from 2011 - 2012 (base period) and those from 2021 – 2022 (comparison period). The results indicate that national level factors exert the strongest influence on agricultural land value dynamics, accounting for 64%, while province level factors (the lowest level) show a
moderate influence at 23%, and planning regions have a negligible impact at 13%.
